Geographic position

This villa is a charming, historic property for sale in the rolling hills of the Ancona countryside, in an unspoilt area surrounded by fields, pastures and woodlands. 

The property is in an excellent location: not far from the Gola Rossa National Park, with its rugged mountains ideal for hiking and excursions, just 18 km from the famous Grotte di Frasassi and half an hour from the well-known seaside resort of Senigallia, home to many important national events. 

It is also halfway between the villages of Arcevia (12 km) and Serra San Quirico (9,5 km), in a charming area with a rich historic and artistic heritage.

The nearest town, the place to go for daily purchases, is just 2 km away, while the motorway is 12 km away and allows you to reach Ancona or the magnificent beaches of Sirolo and Numana in around an hour’s drive.

The closest airports are Falconara, 47 km away, and Perugia, 85 km away.

Description of buildings

The property comprises two buildings, the Main Villa, measuring 574 net sq.m over three floors, and a 31 net sq.m private chapel; and a Farmhouse, requiring restoration, measuring 778 net sq.m. in total over three floors. 

The Main Villa

A large entrance hall provides access to the ground floor, where there is a staircase leading to the floor above and to the basement.

This floor comprises a large living room with fireplace, dining room, studio, library, kitchen, two bedrooms, a bathroom, a storeroom and a further entrance to the back part of the villa.

The first floor is used entirely for the sleeping quarters, with a large central sitting room, 6 bedrooms and two bathrooms.

The basement floor houses the utility areas: 2 large cellars, two woodsheds and an interesting cavern. 

The private chapel

The private, consecrated chapel is next door to the villa and measures 31 net sq.m in total.

Built between the second half of the 18th and the first half of the 19th century, there is one nave inside with a barrel-vaulted ceiling, oval windows and some baroque decorations.  

The Farmhouse to be restored - 778 net sq.m.

The farmhouse still has its original layout, typical of country houses of the period: the basement houses a large vaulted cellar, where wine was made, and several storerooms.

The ground floor was used for the stables, with areas for storage and other utility areas.

The first floor is where the farmer lived, and is divided into a large central kitchen, the pantry, a hall and 7 bedrooms.

Additional farmhouse and land (optional, not included in price, may be purchased separately) 

Those who wish to may purchase a further 30 hectares of land, with another farmhouse, also requiring restoration, measuring 335 sq.m over three floors, plus 126 sq.m of loft space and a storehouse next door measuring 50 sq.m. 
The land is mainly used as arable land and pasture, with a small woodland area and with the opportunity to be purchased also in part in accordance with the buyer's requirements.

State and finishing

The main villa is in excellent condition and has undergone restoration while maintaining as best as possible its original features: wood-beamed ceilings, antique tile floors and large fireplaces.

On several of the ceilings, you can see remnants of frescoes; further evidence of the building’s elegance and class.

It is not certain exactly when the villa was built, nor whether it was built before or after the private chapel.

However, the villa is believed to have been built between the 18th and early 20th centuries.

The property originally belonged to the Counts of Fiumi-Sermattei and was also owned by  Pope Leone the 12th's family, who is thought to have used the property as a hunting estate as he mentions in one of his poems. 

External areas

The Main Villa and the Farmhouse are surrounded by 3 hectares of land with the possibility to enlarge it up to about 30 hectares:

- further 26 ha of arable land

- further 4 ha of wood.

Use and potential uses

This villa would be perfect as a bed and breakfast business, thanks to its central location in relation to Le Marche’s best loved beaches and inland areas with their rich history and natural beauty, and to its size. The farmhouse, once restored, could be entirely converted into accommodation, which would dramatically increase the number of bedrooms.

There is also nothing to stop the property being used as a luxury private residence or an agricultural business. In this case, there is the interesting opportunity to buy a further 30 hectares of land, consisting mostly of arable land and pasture and housing another farmhouse, also requiring restoration.
