Description of buildings
The villa has three floors and measures 458 sq.m in total, including the useful 35 sq.m garage, within which there are three sitting rooms (one per floor), a separate kitchen, a study and 4 bedrooms (which could increase to 5 if desired), all with private bathroom, plus a further guest bathroom for the living area.
On the ground floor, there is a pretty living-dining room with high ceiling, which is very bright with large French doors that open onto the portico, which is connected to the kitchen with dining area. The portico creates a covered extension to the living area, opening onto the garden and pool, ideal for dinner outdoors and as a shady area to enjoy the summer months, equipped with tables and a summer sitting room. The entire building was restored, during which a new roof and new loft spaces were built, retaining the traditional character of Umbrian and Tuscan farmhouses and using original materials such as the old ceramic roof tiles, the exposed stone walls, the wooden beamed ceilings (some of which are the originals) inlaid with handmade, antique ceramic tiles.
A pretty garden measuring around half a hectare (5000 sq.m), surrounds the villa, with a large, tiered open lawn to the front of the house that leads to the pool. The lawn is bordered by rose bushes towards the valley, leaving room for the view which looks out all the way to the hillls. Roses and blooming hedges alternate with tall trees and fruit trees while behind the garden there is an olive grove with around 140 trees that produces excellent quality olive oil. The olive grove is currently looked after by a gardener in exchange for a share of the olive oil it produces.
